Grade II listed development refinance, Hampstead | £11m

We advised a property developer on the £11 million refinance of The Hoo, a Grade II listed property located in Belsize Park, Hampstead. The funding will support the conversion of the historic building into three high-end residential units: the Main House, the Annex and the Lodge.

The transaction involved a listed building within a conservation area, creating additional complexity around planning requirements, regulatory considerations and development constraints. We worked closely with the borrower and lender to ensure the finance structure reflected both the development objectives and the restrictions associated with the property.

Our team coordinated with West One Loans, Empire Global Finance and other stakeholders to progress the refinance efficiently. Through careful management of the legal documentation and security arrangements, we ensured the development loan was structured clearly and completed within a tight timeframe.

The successful refinance secured £11 million in development funding, enabling the redevelopment of this historic Hampstead property into three luxury residential units.
