Portfolio refinance of 13 properties | £8.9m

We advised a property investor on the £8.9 million refinance of a portfolio of 13 properties, comprising a mixture of freehold and leasehold assets.

Many of the properties were subject to existing lending, requiring coordinated redemptions alongside the requirements of the new lender. Our team established a structured document management system and online data room to manage a large volume of due diligence materials efficiently and ensure all parties could access the required information quickly.

Time was a critical factor throughout the transaction, as the client’s existing lending facilities were approaching expiry. We maintained regular progress calls involving the client, brokers, relationship managers and the lender’s solicitors to ensure negotiations progressed clearly and efficiently.

During the due diligence phase we worked closely with third parties, including existing lenders and landlords’ solicitors, to gather documentation and respond to enquiries. By taking a proactive and solutions focused approach, we helped reduce the administrative burden on the client while maintaining momentum across the transaction.

Although we were instructed on 5 January 2026, the lender’s final facility letter and formal requirements were not issued until 13 February 2026. Through careful preparation and early collection of documentation, we were able to progress to drawdown on 24 February, just 11 days after receiving the lender’s formal requirements.

The refinance completed successfully, enabling the client to secure new funding across the portfolio within a demanding timeframe.
